Key takeaways: The biggest wafer-market news after the National Day holiday is not spot pricing, but the full launch of 2027 long-term agreement (LTA) negotiations. Industry surveys indicate new 2027 LTA prices for 12-inch polished wafers are expected to rise more than 40% - over 50% for some tier-2 customers - while 12-inch epitaxial wafers are forecast up 15%–25%. Q4 spot prices may overtake legacy LTA prices. This article maps the price tiers, unpacks the three hard drivers behind the move (AI wafer intensity, expiring LTAs, rigid supply), and closes with an actionable checklist for buyers and process engineers.
1.This Week's Focus: 2027 LTA Talks Open, Quotes Fall into Five Tiers
According to a late-September supply-chain survey by Taiwan's Commercial Times, and reports by Cailianshe and Jiemian News on October 8, AI logic and memory are expanding simultaneously and the 12-inch wafer supply-demand balance keeps tightening. The upward repricing of 2027 LTAs is now established, and the industry broadly expects further room for increases in 2028.
Note that "how much will wafer prices rise" has never been a single number - always ask "which tier first." The price map assembled from multiple sources is as follows (industry-survey estimates or officially announced adjustments; not uniform transaction prices):
|
Category / Customer |
Price Movement | Nature |
|
12-inch polished wafers (new LTA) |
Forecast up 40%+, over 50% for some tier-2 customers |
2027 LTA negotiation estimate |
|
12-inch epitaxial wafers (new LTA) |
Forecast up 15%–25% |
2027 LTA negotiation estimate |
|
12-inch standard wafers |
Second increase this year of 5%–8% |
Head manufacturers already notified |
|
AI/HPC high-end specialty wafers |
Up 18%–22%; per another supply-chain breakdown: epi wafers for AI high-end logic +18%–22%, advanced polished wafers for HBM +12%–18%, prime wafers for advanced nodes +8%–12% |
Head manufacturers already notified |
|
8-inch / 6-inch |
2027 annual talks progressing at 10% or higher; ~10% negotiating room on 6- inch; some suppliers have already completed 6-inch increases |
In negotiation / partially executed |
Another key signal is the spot–LTA price inversion: analysts expect Q4 spot prices to exceed the legacy LTA prices still being executed, becoming the most direct bargaining chip in 2027 LTA pricing. GlobalWafers chairperson Doris Hsu also recently confirmed that the increase is not limited to spot - LTA prices are rising in step.
2.Why Now: Three Hard Drivers
2.1 AI's Wafer Intensity Is a Difference of Magnitude
Per SUMCO's estimate, one AI server consumes roughly 3.8× as many 12-inch wafers as a general-purpose server, and HBM consumes more than 3× the wafer area of conventional DRAM. AI-related demand for advanced-node wafers is expected to exceed 1 million wafers/month in 2026, accounting for over 10% of global 12-inch demand. CITIC Securities estimates 2025–2028 global demand for heavily doped 12-inch wafers will grow 20%–30% annually; high-resistivity and heavily doped specialty wafers for HBM are being bought out almost completely.
2.2 Pandemic-Era Low-Priced LTAs Are Expiring En Masse
During the 2023–2025 downturn, wafer makers were locked into low-priced LTAs for three years; this cohort expires in a cluster in 2026–2027, releasing the accumulated repricing pressure all at once. It also explains "why epitaxial wafers carry higher unit prices yet a smaller increase": polished-wafer LTA bases were pressed lower, and wafer lines take 3–5 years from greenfield construction through qualification to ramp - the most rigid supply. Epi wafers only add a layer on top of polished wafers, so expansion elasticity is slightly higher. Epitaxial wafers currently carry a premium of about 30% over polished wafers of the same specification, at roughly US$130–160 per wafer.
2.3 Supply Side: Not Unwilling to Expand - No Time To
- High concentration: Shin-Etsu, SUMCO, GlobalWafers, Siltronic and SK Siltron together hold about 85% of capacity; except GlobalWafers, most are focusing on optimizing existing lines.
- Long expansion cycles: A 12-inch line typically takes 18–24 months from equipment procurement to stable ramp; SUMCO has additionally delayed two new fabs this year.
- Institutions see tightness ahead: UBS expects 12-inch utilization to climb from 84% in 2026 to 99% in 2028 - without new capacity, a severe shortage could appear in 2029 - and projects wafer prices could rise more than 20% annually in 2027–2028. Institutional estimates put 2026–2028 wafer demand growth at 9%–12% per year, far above the long-term 1%–3% supply growth, with the market possibly tipping into official undersupply in H2 2027 and an estimated supply gap of about 8% in 2028.
Demand-side corroboration: SEMI's October 13 300mm fab outlook projects global 300mm front-end equipment spending of US$149 billion in 2026 (+31% YoY), continuing at double-digit growth to US$227 billion by 2029, with 20 and 18 new 300mm fabs starting construction globally in 2026 and 2027 respectively. SEMI data also show Q2 2026 global wafer shipments of 3,573 million square inches, +7.4% YoY and +9.1% QoQ - the volume recovery is real.
3.China Watch: A Domestic-Substitution Window Inside the Price Cycle
- Lionmicro (605358): Announced on October 9 that it will acquire an additional 3.6221% stake in JRH Microelectronics - its 12-inch platform - at a floor price of RMB 269 million, lifting its holding to 61.06%. JRH previously announced wafer price increases of 10%–15% effective July 1; domestic procurement share for Lionmicro's 8-inch wafers at major Chinese customers is about 40%, exceeding 50% for 12-inch heavily As-doped / heavily P-doped low-resistivity products.
- Zing Semi (Zhongxin Crystal): At the October 12–13 2026 Shanghai Guoxin Expo, the company said it has achieved zero native defects on 8/12-inch wafers and completed qualification at a well-known European power-semiconductor customer for 12-inch heavily doped wafers, with R&D extending toward 7nm/5nm and HBM-related products.
- Capacity build-out: NSIG announced in June a RMB 11.448 billion capital increase with Guosheng Group into Shanghai Sinyang Semiconductor; Xi'an ESWIN Material topped 1 million wafers in monthly production and sales in June; TCL Zhonghuan's Shenzhen 12-inch project is planned at 700k wafers/month.
- Overseas: GlobalWafers completed a US$1.43 billion GDR issuance on September 22 (the largest equity financing in its history), with proceeds prioritized for raw-material procurement; Micron is investing up to US$500 million in GlobalWafers' 300mm Sherman, Texas fab, tied to ten-year output commitments.
Nomura, however, estimates current domestic wafer capacity covers only about 42% of local demand (potentially rising to 63% by 2030). Domestic capacity is still in a "volume ramp and qualification" stage and cannot fill the global gap short term
- but it offers a realistic window for Chinese fabs to onboard second sources.
4.Five Recommendations for Buyers and Process Engineers
- Negotiate increases by tier: Spot vs. LTA, polished vs. epitaxial, standard vs. AI/HBM specialty wafers must all be negotiated separately. "Industry-average increases" are meaningless in a quote - first confirm which tier your category falls into.
- Watch the Q4 spot–LTA crossover: Once spot prices substantively overtake legacy LTAs, the 2027 negotiation price anchor is set. Lock volumes before the big customers' LTAs land - the later you wait, the worse the terms tier-2 customers get (the 50%+ increases land mainly on tier-2 customers).
- Heavily doped, high-resistivity and HBM-related specs are tightest: Global stable supply of these wafers is highly concentrated; plan production schedules against the most pessimistic lead times. 8-inch power wafers benefit from the automotive/industrial recovery - don't wait until year-end to place orders either.
- Qualify alternative sources with small lots first: An upcycle is the window to onboard second sources, but run the full process qualification and validate with small lots first; benchmark batch-to-batch consistency (TTV, radial resistivity gradient, oxygen content) rather than averages alone.
- Negotiate cost pass-through mechanisms in advance: TSMC has confirmed foundry price increases of 3%–6% from January 2027, and specialty gases, wet chemicals, targets and other materials are rising across the chain. Add material price linkage clauses to customer contracts to avoid absorbing the cost step alone.
Sibranch's own inquiry flow shows the same pattern: since September, spot inquiries for 6/8-inch wafers have risen markedly, and quoted lead times for 12-inch heavily doped and epitaxial specs have generally stretched. The core moves in this cycle are not "buying the dip," but running three things in parallel - secure supply, lock volumes, qualify second sources.
